Applications/Forms

The Planning Division is responsible for managing numerous procedures and agendas. To that end, the Division utilizes a number of applications and permits. Applications are required for most actions taken before the Planning and Zoning Commission and Board of Zoning Adjustment. Proof of ownership must accompany the submittal.

This proof may be in the form of a deed or a contract for sale. Additionally, many permits and review requests must comply with submittal requirements outlined on Division checklists. Please contact the Planning Division Office at 636-797-5580 to discuss your requests with staff or to schedule a pre-application conference.

Zone Change Requests

All zone change requests are heard before the Planning and Zoning Commission and the County Council. Each request must be in the form of a completed application. While the application may be downloaded, all signatures must be original and we recommend that you discuss your application with a planner prior to submittal.

Development Plan Requests

All development plan requests are heard before the Planning and Zoning Commission and the County Council. Each request must be in the form of a completed application. While the applications may be downloaded, all signatures must be original. A pre-application conference is required to discuss your application with a planner prior to submittal.

Conditional Use Permits

All conditional use permit requests are heard before the Planning and Zoning Commission and the County Council. Each request must be in the form of a completed application. While the application may be downloaded, all signatures must be original and we recommend that you discuss your application with a planner prior to submittal. A site plan prepared in accordance with the Unified Development Order must also accompany the application.

Variance Request

All variance requests to the Unified Development Order are heard before the Board of Zoning Adjustment. Each request must be in the form of a completed application. While the application may be downloaded, all signatures must be original and we recommend that you discuss your application with a planner prior to submittal. It is also recommended that a sketch clarifying the requested variance accompany the application.

Preliminary Plat Review

All preliminary plat reviews are heard before the Planning and Zoning Commission. Each request must be accompanied by a completed checklist. While the checklist may be downloaded, it is recommended that the designer consult the Jefferson County Unified Development Order to ensure compliance with all standards. Additionally, it is recommended that the applicant discuss the proposal with a planner prior to submittal.

Deviation Request

All deviation requests to the Unified Development Order are heard before the Planning and Zoning Commission. Each request must be in the form of a completed application. While the application may be downloaded, all signatures must be original and we recommend that you discuss your application with a planner prior to submittal. A detailed site plan and letter stating the request and reason for the deviation is required with the application.

Medical Marijuana

Medical Marijuana facilities may be approved as either Conditional Uses or as developments within Planned Zone Districts depending on the specific use. These facilities require specific applications to be filed with the Planning Division. Links to the various applications are located below. Please contact the Planning Division to set up a meeting with the Planning Staff if you are seeking approval of one of these uses. All Medical Marijuana facilities must first be licensed by the State of Missouri.
